Real Estate Gazette -
Buying a holiday home to rent is a good way to cover some of the costs of ownership while enjoying capital growth on your investment. The key to success is to go about the process in a professional manner. ‘Real Estate Gazette’ asks a local company that specializes in property management, sales and rentals for their views.
Choosing the right property means clearly identifying your aims in owning a holiday home to rent. Do you want to maximize your income or just cover some costs? Are you going to use the property yourself? Do you want to visit at certain times of the year, or can you be flexible about your dates? Are you intending to rent out long-term or short-term? Getting qualified help to answer some of these questions is an important first step.
HolidayRentalontheWeb is the lettings division of the Property Solutions Group, based in Elviria. The Group’s MD, Tony Sidebottom, advises: “Finding a local agent with the expertise to help you locate the right property is a good start. Given that you’re looking at renting out your new home, it’s best to choose an agent with experience of rentals. They’ll help you determine your financial objectives, advise you about rental prices and the expected number of rental weeks each year, and explain the benefits of long-term and holiday lettings. Most agents will say that properties in areas of high demand, such as golf courses or beachside, give the best returns. Experienced lettings agents can also identify which of the many available options are best from a rentals viewpoint.”
Despite the rentals market being depressed last year, the forecasts for rentals in 2005 are optimistic. Nevertheless, thousands of other owners on the Coast are also keen to rent out their properties. Tony points out, “Because of the huge choice open to rental clients, some deciding factors are clear. Is the property well furnished and equipped to a quality standard? Does the rental price represent good value-for-money in today’s market? Is someone there to turn to if anything goes wrong? Does the rentals company offer a professional service?”
“A good lettings agent will make recommendations about furnishing your home for rental purposes. Any reputable company will also manage the entire rental process for you, including preparing an inventory of property contents, handling the holiday booking, ‘meeting and greeting’ the client on arrival, resolving any problems that might arise during the rental, and transferring the money to your bank account afterwards.”
Tony concludes, “Earning an income from a ‘buy to rent’ property is a viable option. People just need to seek advice beforehand from companies who have the everyday knowledge of operating in the rentals marketplace.”
